Valuations

surveysPhilip Carruthers Ltd offers a variety of services designed to help clients throughout Exeter and the South West make an informed decision on their property purchase. With extensive experience providing in-depth surveys and valuations, whether you are a first time homeowner, up-sizing or down-sizing,  or a landlord looking for a new buy-to-let property, we provide expert, impartial advice.

With a practical, professional approach and as registered members of the Royal Institute of Chartered Surveyors (RICS), Philip Carruthers Ltd offers a comprehensive service that ensures that you have all the relevant information you need in order to proceed with your proposed purchase.

Philip Carruthers Ltd deal with a wide variety of properties, and have particular expertise in dealing with Listed and historic properties. We can also offer professional conservation advice where necessary. We provide valuations for a property sale or purchase, insurance, matrimonial, probate or legal purposes. The valuation will be based upon our surveyor’s knowledge of comparable prices of similar properties based in the local area.

We are RICS registered valuers.

(It is important to remember that a mortgage valuation is only a brief report provided for the benefit of the lender for security purposes only. The level of inspection is much lower and a more in-depth survey is normally required in order to ascertain whether or not the property is structurally sound, or if there are any underlying issues with the property. A full Building Survey or a HomeBuyer Report is normally recommended in addition to a mortgage valuation, as these provide a more detailed report on the condition of the property and are prepared for the benefit of the purchaser – not the lender).
