A HomeBuyer Report is a detailed report that follows a careful inspection of all accessible and visible areas of the property with specific focus on immediate and urgent matters that may need attending to straight away or that may be expensive to repair. It is designed to give you the relevant information regarding all the immediate areas of major concern so that you can make an informed decision as to whether or not you wish to proceed with your purchase.
A HomeBuyer Report is less detailed than a comprehensive Building Survey. However, it does give information on all areas of the property including structural movement, the state of the walls, roof, flooring, the presence of any damp, woodworm, rot, and an opinion as to the state of the service installations. An insurance valuation for rebuilding purposes is also included.
A HomeBuyer Report would be recommended when looking at a “standard” property of upto 150 years old that has not been overly extended nor has significant outbuildings. Larger, older or more complex properties would require a more detailed report.
